Get Preapproved

I'll pull your credit and review your financials to issue a preapproval letter. This tells you exactly how much you can borrow and shows sellers you're a serious buyer. For investors, we'll look at your property's cash flow potential.

You set the timeline

Find Your Property

With your preapproval in hand, shop with confidence. Your real estate agent knows exactly what you're qualified for. When you find the right property, we'll lock your rate and move into underwriting.

Typically 1–2 weeks

Underwriting & Appraisal

The underwriter reviews your full file and the property is appraised. I'll stay in close contact, handle any conditions quickly, and keep you updated every step of the way. This is where my experience navigating hard deals really matters.

3 days before closing

Clear to Close

Once underwriting approves your loan, you'll receive a "Clear to Close." We'll review your final numbers together so there are zero surprises at the closing table.

Closing day

Close & Celebrate

You sign the final documents, the funds are wired, and you get the keys. This is the moment we've been working toward and I'll be there with you every step of the way.

How long does the process take?

Most purchases close in 30 days or less. VA loans and investment loans can sometimes move faster depending on the property and your documentation.

What documents will I need?

Typically: last 2 years of tax returns, recent pay stubs or bank statements, government issued ID, and any relevant property information. I'll give you a personalized checklist on our first call.

Does getting pre-approved hurt my credit?

A preapproval does involve a hard credit pull, but the impact is minimal, usually just a few points. Multiple mortgage inquiries within a short window are typically treated as a single inquiry by the credit bureaus.

Can I get preapproved before I find a property?

Absolutely and I recommend it! A preapproval letter gives you a clear budget and makes your offer much stronger when you find the right property.
