Mortgage Terms, Simplified
The industry loves jargon. Here's what it actually means.
APR
Annual Percentage Rate - the true yearly cost of your loan including interest and fees. Always compare APR, not just the interest rate.
DTI
Debt to Income Ratio — your monthly debt payments divided by your gross monthly income. Most conventional loans require a DTI under 45%.
LTV
Loan to Value Ratio - the loan amount divided by the home's appraised value. Lower LTV means more equity and often better rates.
PMI
Private Mortgage Insurance — required on conventional loans when your down payment is less than 20%. VA loans never require PMI.
DSCR
Debt Service Coverage Ratio — for investment loans, this is the property's monthly rent divided by the mortgage payment. A DSCR of 1.0+ means the property covers its own costs.
COE
Certificate of Eligibility — the VA document that confirms your entitlement to use your VA loan benefit. I can help you obtain this.
Escrow
A neutral account that holds funds for property taxes and insurance. Your monthly payment typically includes an escrow portion so these bills are paid automatically.
Points
Upfront fees paid to lower your interest rate. One point equals 1% of the loan amount. Whether buying points makes sense depends on how long you plan to stay in the home.
